How do I apply to get on the waiting list?

Complete the online waitlist application using a computer or mobile device with Internet access at: www.hqmprop.com

Can I apply to more than one community?

Yes 

Do I have to be a resident of the community I apply to live in?

No.  You do not have to be a resident of the municipality, but there is a preference for households residing in Morris, Union, Essex or Warren Counties.

How long is the waiting list? 

Every property is different, but you can expect anywhere from 3-5 years.

How do I find out the status of my application or update?

You can login into the applicant portal and use your social security number to access your application.

How is the waiting list established?

When the waiting list is opened the applications received are subject to a lottery that will be used to randomly select the applicants. The names selected through the lottery will have waitlist preferences taken into consideration and be placed on the waitlist. Your selection does NOT guarantee an immediate offer of an apartment.

Applicants will be notified by email or regular mail of their lottery status within 30 days of the waitlist closing. Applicants will also be notified when their name comes to the top of the waiting list, and if the applicant is unable to verify their waitlist preference, they will be returned to the waitlist without the preference.

If an applicant does not respond to the notifications for an appointment or the appointment letter is returned undeliverable, the applicant will be removed from the waiting list. If the applicant has a change of address, phone number, income, or family size, they must notify the office in writing or through the Applicant Portal.

What will my rent be? 

Rents vary based on Very Low, Low, Moderate-Income eligibility for 1-, 2-, or 3-bedroom apartments.

What are the income limits for eligibility?

The income limits change every year.  The current income limits are as follows:

 

 Do I need to submit documents with my application?

No, you do not need to submit documents with your application.  The information you provide on your application will be verified if and when we are able to reach your application for an eligibility interview.

Does HQM verify personal information?

Yes. At various stages of the application process, HQM may verify or ask you to verify any of the following for yourself and any or all of your household members: citizenship, immigration status, credit history, residential history, criminal history, professional or personal references, employment history, bank deposits for the past 12 months, child guardianship, enrollment in school, etc.

Is a security deposit required?

Yes.  One and one-half months’ rent is required. 

Can I have a pet in my apartment?

All communities have a no pets policy.

Am I responsible for keeping my application information up to date?

Anytime there is a change in your address, income, contact information or household members, you must log into your applicant portal to update your information, or notify HQM Properties, Inc. in writing at info@hqmprop.com

If I get called for an interview, how long does the verification process take?

It can take anywhere from 2-3 weeks, depending on how long the 3rd party income verification process takes.

Do I have to sign a lease?

Yes.  The lease term is one year and may be renewed.
